As a guarantee for the regular delivery and payment, in money or otherwise, of the life rent above stipulated, as also of the payment to his brothers and sisters of the several above mentioned sums, and of the faithful accomplishment of all the charges and conditions above stipulated, the donee specially hypothecates,in favor of the donors and of his said brothers and sisters, the immoveable properties above described and donated.
In consideration of the above stipulations the donors hereby disseize and divest themselves in favor of the donee, his heirs and assigns, of all their rights of property and other rights in, to and upon the moveable and immoveable properties and articles above donated.

131,—Donation d'un immeuble

To have and to hold, use and enjoy the said property unto the donee as his own, henceforth ; subject, nevertheless, to the substitution hereinafter stipulated :
