59 To maintain the said house and outbuildings in all tenantable repairs and to return them to the lessor, at the end of the said lease, in the same condition as that in

1” D'entretenir les bâtiments et construc- |
tions situés sur ladite terre de toutes réparations locatives, et de les rendre avec la dite terre, à la fin du présent bail, tels qu’il les aura reçus ;
2 D’entretenir tous les anciens travaux publics et ritoyens ; creuser et eurer les fossés au be,.in de la terre ; labourer, fumer et ensemencer ladite terre en saisons con:
venables, et employer à cet usage tous les fumiers qui y seront produits ; entretenir les clôtures ; prendre soin du verger ;
3’ De cultiver la dite terre en bon père de famille, d’en laisser en prairie, à l’expiration du présent bail, l’étendue qui y es:
ordinairement employée à cette culture ;
4» De ne pouvoir céder son droit au présent bail sans le consentement par écrit du dit bailleur ;
5’ De souffrir les grosses réparations qui pourront devenir nécessaires pendant la durée du bail, conformément aux dispositions de l’art. 1634 du Code civil ;
6” De convertir en fumier toutes les pailles provenant des récoltes pour l’engrais de la dite terre, sans pouvoir en vendre ni en employer à d’autres usages ;
7° De laisser sans indemnité au preneur qui lui succèdera, toutes les pailles et fumiers qui se trouveront sur ladite terre à sa sortie, sans tenir compte de la quantité

8’ De s'opposer à toutes usurpations et à tous empiètements sur ladite terre et d’en prévenir le bailleur, sous peine de tous dom mages et intérêts, conformément à l'art.

charges and conditions to which the lessee hereby binds and obliges himself, to wit:
10 To maintain the house, buildings and constructions situated on the said farm in all tenantable repairs and to return the same with the said farm, at the expiration of the said lease, in the same conditon as when taken possession of by said lessee.
20 To maintain all the old publie and intermediate works (anciens travaux publics et mitoyens) ; to clean out and deepen the ditches and d'ains as will be required for the proper cultivation of said farm ; to plough up, ""anure, and seed down the said farm in proper Seasons and utilize for that purpose all the manure which will be produced thereon ; maintain the fences in good order and take à proper care of the orchard.
30 To cultivate the said farm in à good husbandlike mannerand to reserve and leave as meadow land, at the expiration of said lease, the extent which is ordinarily reserved for that purpose.
40 To obtain the consent in writing of the lessor before being allowed to sub-lease the said farm.
50 To allow or permit all thegreater repairs (grosses réparations) which may become necessary during said lease according to the provisions of art. 1634 of the Civil Code.
69 To turn into manure, for the improvement of the said farm, all the straw produced thereon without being allowed to sell any portion thereof or to use it for any other purposes.
79 To ieave and abandon, without indemnity,to the lessee who will succeed him, all the straw and manure which may be found to remain on the said farm at the expiration of said lease, without taking into account the quantity which he will have found on said farm at the time of his taking possession thereof. (See art. 1654 of the Civil Code).
80 To oppose all encroachments and trespasses on the said farm and to inform the
| lessor of the same under pain of all costs
